Home News & Updates The rise of Aboitiz InfraCapital’s LIMA Tower One sets to accelerate Batangas IT-BPM industry

LIMA Tower One, the first of the 7 towers in LIMA Office Park, is meant to cater to BPO and IT companies looking to expand outside the metro and maximize the abundant talent pool in the region. Set for completion by the 2nd quarter of 2024, LIMA Tower One has a gross leasable space of 34,000 square meters featuring 8 retail spaces at the ground floor and 32 office spaces from the 4th to 11th floors. It is expected to generate additional 3,000 jobs for Batanguenos.

The IT-BPM industry, with a total direct workforce of 1.55 million Filipinos, accounts for 7.5% of the Philippines’ Gross Domestic Product or US$32 Billion worth of revenues for 2022 alone. This means the IT-BPM industry is a vital element to the continuous economic and social progress of the country. In the IT & Business Process Association of the Philippines (IBPAP) 2028 Roadmap, they have forecasted that the industry has a potential to generate additional 1 million jobs and 2.7 million indirect employment by 2028, increasing its national GDP contribution to 8.9%.

Of the 1 million jobs we are projecting to create by 2028, almost 60% will be coming from outside Metro Manila.

President and CEO of IT & Business Process Association of the Philippines

Through its next generation, smart and sustainable Economic Estates, Aboitiz InfraCapital plays a key role in strengthening the Philippines’ position as a preferred investment destination in the region and supporting the steady growth of the BPO industry that continuously drives economic and social progress in the country.

At present, LIMA Estate spans nearly 1,000 hectares and is home to upwards of 140 world-class companies and leaders in the industry that employ over 65,000 people. It is quickly emerging as more than just a leading industrial estate, it has also become a center for commerce in the Batangas province and a part of the everyday lives of Batanguenos through its 30-hectare Central Business District.

LIMA Central Business District, the first to rise in Batangas province, is a world-class master-planned business district meant to cater to IT-BPO companies looking to expand their businesses outside Metro Manila.

The LIMA Central Business District is perfectly suited for the BPO industry to thrive given that, aside from the plentiful, young and educated population of Batangas, we already have the full ecosystem in place — world-class and redundant power, water, and telecommunication infrastructures, as well as lifestyle, basic necessities, housing and transportation.

Rafael Fernandez de Mesa

Head of Aboitiz InfraCapital Economic Estates

Conceptualized and built to address the growing need for office spaces in the province, LIMA Tower One and LIMA Central Business District are in prime positions to provide IT-BPO companies with infrastructures tailor-fitted to their specific needs. Aside from its world-class power and water utilities owned and operated by Aboitiz affiliates, LIMA CBD also features multiple telecommunication networks to ensure its readiness in catering to a rapidly growing population. The master-planned CBD promotes a convenient urban lifestyle outside of the Metro through its commercial, residential and institutional features. It houses 167 global and local retail brands and restaurants, a 136-room 4-star hotel, a 7-tower Office Park, commercial lots, 4 residential villages, a dormitory, inter-LIMA electric shuttles, and a transportation hub.

LIMA Central Business District was recently recognized as the best up and coming Central Business District at the 2022 Philippine Property Awards, a sought-after recognition given by real estate leader PropertyGuru.

As the first and only 5-star BERDE-District Certified industrial-anchored Estate, LIMA Estate and Aboitiz InfraCapital Economic Estates is committed to develop and operate smart and sustainable infrastructures. LIMA Tower One is a WELL and BERDE-certified green building that features low-energy operable glass for office windows, provision for air filtration system, rainwater harvesting equipment, rooftop solar panels, and urban agriculture among others.

LIMA Tower One, an 11-storey PEZA-registered green building, will soon shape the city skyline of LIMA Central Business District in Lipa-Malvar, Batangas.

To know that the construction of LIMA Tower One does not only focus on its economic goals but it has also prioritized its ecological footprint in our province is something to be lauded. Not only does this project offer business opportunities for the people around, but it also proves that it can be a true model of a project that offers an environmentally conscious approach to building new structures in our communities.
